This isn’t related to above but the question isn’t asked, despite the boards being about massing. The massing is far too tall for the area - this is the edge of Wimbledon and not the centre. The massing on board 1, option b, would be far more successful in rebuilding the street line and a balance between more height. The offer of public space may look good, but towers and space rarely work and creates poor urban realm on the corner of a street. It also will likely be windy - towers do that, and at night not feel safe.

The 15 storey tower block is much too high and completely out of character for the area. All three new buildings should not be higher than the existing building. If redevelopment is not viable without building higher than the existing buildings then YMCA should move to a more affordable area.

There's not another place to place my comments. I live across the road from YMCA in Viscount Point. Building a 15 Storey building is entirely out of character with the local surrounding and will block the sunshine/light to our flat. As it stands, a lot of the residents of the YMCA are seen hanging around outside the building smoking and drinking during the day and even at night making noises. There's often the smell of urine and rubbish around the building. There's also reports the nearby shops have suffered from pity crimes Just because the YMCA has been in Wimbledon for a long time, it doesn't mean they have to stay in Wimbledon forever. If redevelopment isn't financially viable for them, then it makes commercial sense to move to a more affordable area.
