This proposal is an improvement on the previous ones, nevertheless the building will be opposite and will dominate Viscount Point. The flats facing The Broadway will lose significant light and will be overlooked. This is much worse than the current YMCA building which only affects the Eastern end of Viscount Point. The adjacent 6 storey block is offices and therefore empty in the evening. Although the communal area at the front is covered by CCTV, it seems likely that at least the current level of anti-social behaviour will continue. It is crucial that the “retail” units are not occupied by cafes, bars and clubs as they would make the situation worse. Relocating the YMCA to another less expensive area might make sense but if it involves selling the existing site to a developer, the resulting proposal is likely to be even worse. In conclusion, this proposal, although improved from previous ones, will have a significant negative impact on the Viscount Point flats which face The Broadway.

In my view 9 storeys is still too high for a building in this location, especially a building which is now going to have such a large footprint on the Broadway. In the previous consultation many commenters said that the Premier Inn height should be considered a maximum. It seems the developers have instead seen this as a target! There is no need for the entire building to be this height long The Broadway and it will have a huge and detrimental impact to those living opposite it in Viscount Point whose daylight will be significantly cut off (when most of the flats on The Broadway side of this building only have windows on this side). It will also have a huge impact on the privacy of the Viscount Point residents as there will be residential space at high floors directly opposite/above their properties (currently it is mainly opposite the reduced height area accommodating the studio). Could the area between Residential Block A and the YMCA not be reduced to a fewer number of storeys (e.g. the height proposed of Block D) more inkeeping with the current layout? I am also still concerned about noise and anti social behaviour. It is unclear what the 24/7 presence which actually mean in practise, plus the new design includes a large number of balconies which could further increase the chance of loud outdoor drinking. It also risks being unsightly if people use it for storage or if YMCA residents use theirs as a waste tip (as they currently do the roof of the studio attracting birds, foxes etc). There also does not seem to have been much additional thought put into what the commercial space will be. If this development proceeds I would ask the council prevent any takeaways/off-licenses/bars which would encourage congregating of people late at night and worsen the anti-social behaviour issues driven by the YMCA. The redevelopment should support this end of The Broadway in improving not worsening. I would also welcome some guidance from the developers on how long they expect the demolition of the existing building and the construction of the new site taking, as well as reassurance that work will be done at suitable times of the day/week so as not to disturb nearby residents. We need Wimbledon Council to stay strong against the greedy developers and ensure the development improves the area and works for local residents, rather than just lining the pockets of those behind it.

There are still 3 key issues which I don't believe have been adequately addressed. 1. Blocking of light to Viscount Point - my property is opposite the current YMCA building. Currently my property only gets light from through the low rise area of YMCA plus the unbuilt area on the corner of the plot. This is the only aspect that my property has windows. Therefore having 1 continuous block of 9 storeys across the whole plot concerns me. 2. Anti social behaviour - the open area has been moved to the exact area there is already open space where Anti social behaviour occurs. This causes noise pollution. 3. The timelines for building and plan to minimise disruption to local residents haven't been addressed. We need commitmemt there will not been building on evenings and weekends.

It is an overdevelopment of the site, particularly along the Trinty Road / Broadway junction. The proposed residential block is out of scale with the surroundings and should be stepped and set back.
