We are not proposing a development of large luxury flats. The housing mix has been proposed to help address an under provision of apartments attainable for first time buyers, in particular 1-bedroom homes.
The 2017 London Strategic Housing Market Assessment (SMHA) has identified that 89% (185,764) of the net housing backlog across London (208,621) is within the 1-bedroom category. Further the South West London SHMA, published in accordance with Merton’s Housing Strategy, states that 1-bedroom homes are generally more appropriate in locations like this which are close to town centres.
Indeed, the housing mix has been revised since the previous consultation in favour of delivering more 1- and 2-bedroom homes, as preferred by 85% of respondents. The project team are continuing to work with Merton Council to ensure the final unit mix best meets local residents’ needs.

The revised proposals also include a courtyard area to the centre of the residential development, which has in turn enabled the delivery of a significant number of dual aspect units: 86 in total (63%).
