Design process and evolution

200 The Broadway is a mixed-use scheme providing a new YMCA facility with hostel accommodation, retail space, a gym, a cafe and children’s area supported by funding from new homes. This is coupled with the provision of a substantial level of new public realm, for the whole local community to come and enjoy.

Project Drivers
  • Civic presence: A landmark building along The Broadway.
  • Placemaking: Increased height allows a generous sequence of publicly accessible spaces.
  • Materiality: A value for the material and visual quality of Wimbledon’s vernacular housing.
  • Floor plan

    The proposal is split between three blocks:

    Block A: New YMCA facility – 124 new bedrooms and re-provided facilities.

    Block B: Trinity House – 31 new homes.

    Block C: The Octagon – 108 new homes and two commercial units.

    Key information

    The New YMCA (Block A):

  • 124 new bedrooms, (7 storeys with 8th storey set back)
  • New gym: 5,156 sqft.
  • Flexible children’s area: 1,238 sqft..
  • Café: 1,101 sqft.
  • New homes (Blocks B and C):

  • Total: 139 new homes.
  • Block B: Trinity House: 31 new homes (6 storeys).
  • Block C: The Octagon: 108 new homes (15 storeys).
  • Ground floor retail

  • Proposed 2,292 sqft space.
  • The exact type of future use of this space is yet to be determined.
  • Car parking

  • The development will be car free and residents will not be able to apply for a parking permit.
  • 2 disabled parking spaces will be provided, matching the existing on-site provision.
  • Design Process

    YMCA and the project team have considered several design and massing options for the site. The proposed massing of the development will deliver a scheme that will enable the redevelopment of YMCA Wimbledon.

    Making the best use of the site

    The design has evolved principally through breaking up the massing of the proposal.

    The intentions here have been to:

  • Strengthen the YMCA’s identity through separating it from the residential block.
  • Breaking up the overall mass by having three separate buildings of differing heights.
  • Maximising the amount of public space with well defined boundaries.
  • Stronger connection between the street and the public space.
  • Deliver a gateway landmark development to the town centre.

    Materials and design

    In regards to materials and design, the architect team has carefully examined the surrounding area to ensure the materials and elements of the scheme’s design correlate and complement Wimbledon. The team has taken inspiration from the Portland Stone and the red brick/terracotta seen along the Broadway, the historical architecture of South Park Gardens and the London stone brick seen in the wider Wimbledon area.

  • Use of terracotta façade: Due to its substantial presence across Wimbledon, terracotta cladding has been selected as the preferred material for the development.
  • Utilisation of arches: Another element the team decided to incorporate are the arches formed in load-bearing brick, which can be seen across Wimbledon. These have been used extensively within the ground floor of the new YMCA.
