New residential development

The residential development is an enabling development to allow the new YMCA to come forward. We are not proposing a development of large luxury flats. The proposed mix, whilst also containing 2-bedroom apartments, reflects that there has been an acute under provision of 1-bedroom accommodation that will be attainable for many first time buyers. The exact final unit mix is yet to be determined.

The 2017 London Strategic Housing Market Assessment (SMHA) has identified that 89% (185,764) of the net housing backlog across London (208,621) is within the 1-bedroom category. Further the SHMA, states that 1-bedroom units are generally more appropriate in locations like this which are close to town centres.

Floor plans

The typical Block C first to thirteenth floor plan follows a pinwheel arrangement of apartments around a single circulation core. This approach is highly space efficient and maximises the amenity of each apartment. All apartments are 100% dual aspect.

This layout accommodates eight units per floor, all of which are compliant with the London Plan and National Housing Standards.
